Carpet and Future of GVP

Dear Grandview Palace Residents and Owners

 

The Majority of the GVP OWNERS have already spoken through their vote, on April 28th.  

 

Option A has won the majority of the votes:

 

180 owners voted for carpet A

57 owners voted for carpet B

90 former developer voted for option B.   

 

The owners have spoken and selected carpet A  

As you can see, all owners other than the developer voter 69% for carpet A and only 31% for B.   And even adding the developer votes, carpet A won by 11 votes.

 

And the Board will follow its fiduciary responsibility to implement the owners decision.

The current letter, by the former developer, the Edwards, has been emailed without approval or any review by the other 4 directors.   And contains misinformation prepared to stop owners from voting to replace the carpet.  The current vote is not to select a carpet but to replace it.  The association needs 75% vote to authorize the installation of a new carpet.

The former developer stated that, if you do not send your vote, and we do not reach 75%, we will install carpet B.    This is completely false.   Carpet B is out.  And is no longer an option.

Just thing of this misleading maneuver by the former developer, against you, the Owners.    If your association does not get 75% of the votes, without the developer’s 90 votes, the developer wants to force the GVP owners to install carpet B. This will not happen. THERE IS NO BACK UP SELECTION.

GVP operates under democratic voting.    The former developer is looking for ways to confuse you and to impose his decision against the will of the owners, who have already made a carpet decision.

Now, the board want to address the letter the former developer has sent out:

  1. Production:

    Both carpets are made with a high tech computer generated yarn placement loom. Both are solution dyed.  Both have 20 year warranty.

     

  2. Quality:

    Both carpets have exceptional quality.   The selected carpet has a sophisticated design, to meet the demands and usage at GVP.

     

  3. Hire Dirt:

    White and tope borders at the entrance of each unit does not hide dirt. This is ridiculous.  This is part of the over whelming response of many owners and a core reason why the majority picked option A.    Both will have to be maintained and vacuumed and Option A was tested by the board by even pouring bleach, iodine and red wine, for several hours, to see how resistant it was to stains.  Any logical person can see why the dark blue edges are practical, because they will be at the door area for each apartment.

  4. Theme:

    The reality is that the waves are immediately recognized in Carpet A.   Some owners have referred to Carpet B as a pattern of bacteria growth.   The majority of the owners, other than the former developer, recognized this and picked A.  In addition the blue is the “GVP blue” we see in our building and ocean.

  5. Hall Appearance:

    The majority approved option A, including the break you can see in the proposed design. This is what the owners want, including having the dark blue at the entrance of each door.

  6. Cost:

This is a misleading claim.  Both carpets cost the same.   And Installation is also estimated at $50K for both options.     

What the former developer is not telling you, is that the supplier of carpet A Durkan will project manage, receive, store, install, remove and discard the old carpets, assuming legal responsibility for the quality of the project and installation work.  

Instead, the former developer wants to buy the carpet B directly from a factory and then leave GVP to deal with the storage of 1+ miles of carpets, removal or old carpet, disposal, etc.  The board sees this as an unnecessary risk and expense for GVP.     

 

GVP is using its reserves to pay for this so we will not be assessing anyone.  Please vote to approve the INSTALLATION.  We need 75% of the owner’s votes, without counting the developer’s 90 votes.
