Dear Owners and Renters,
We are sending a reminder notice.
To prevent a large expense that can occurred that could have been avoided.
We are reminding all owners to maintain their appliances, bath tubs, water heaters, AC units, toilets, ect to avoid damage to our hallways. All renter please advise your owners to repair their units, to avoid damages, cancellation of lease, fines from the association and paying out for damages to the association and neighbors.
And Come Mid September our Brand New Carpet will be here.
All vendors are subject to fines, revocation of permits, and being band from the property for any and all damages to our hallways and for not putting protective coverings on our floors now and when we install our Brand New Carpet.
In addition we are reminding all owners that it is their responsibility to purchase insurance to cover accidents occurring within their unit(s) at their own expense, as stated in Section 14.13 of the association’s declaration. The association strongly encourages each owner to have their own insurance in order to avoid a similar instance from occurring.
As stated within the association’s declaration under Section XXII. Obligations and Restrictions of Members and Owners, owners have the following obligations:
(4) Unit owners are responsible for any damages to the Association Property, the Common Elements or Limited Common Elements caused by themselves, their family, guests, invitees, servants, lessees and persons who are on the Property because of such Unit Owner.
(14) Allow the Board of Director or the agents and employees of the Association to enter any Unit for the purposed of maintenance, repair, or replacement of any Common Elements or building system or for making emergency repairs which are necessary to mitigate or prevent damage to the Common Elements or to another Unit or Units. Each Unit owner shall pay the Association for said maintenance or repairs.
If the association occurs any charges, we will exercise the right to pursue the amounts from the owner, plus any costs, legal, deductibles and all other expenses to pursue resolution and collection.
Also Renters, renter’s insurance is highly recommended to protect your personal items inside the unit.
